New Mortgage Options for Renovating or Building Multi-Units
Do you have clients looking to take advantage of changing zoning by-laws to increase residential density? CHBA has been making it known to government and the financial sector that financing options for multi-unit conversions and additions to properties are very hard to come by. CHBA is accordingly very pleased to advise you that our Alliance Network partner RBC now has a Construction Mortgage Multi-Units Program that provides financing options to homeowners looking to add up to five new housing units to their property. This can include either developing new units within their single-family or secondary home, or by constructing additional structures that sit on their property. Eligible homes include:
- Conversion to duplex, triplex or multiplex
- Standalone buildings on the property, such as laneway homes or garden suites
- Factory-constructed mobile/chattel homes that are not permanently fixed to the ground but located on their land
- Modular homes that are permanently fixed to their property

The House as a System
When planning a renovation keep in mind that the house is a system. A system made up of the building envelope (the part that separates the indoors from outdoors), the mechanical systems (heat, cooling, ventilation, hot water), the environment, and last but not least, the occupants. These parts work in harmony to make the house comfortable. Any change to one part of the house will affect another part. If the building envelope is upgraded by adding more insulation and switching to energy efficient windows, the furnace will operate less often, and the house will be easier to heat. The occupants also play a role. If the windows are left open in the winter, it doesn’t matter how energy efficient the windows are, the house will need more heat to stay comfortable.
